This was obviously written by a disgruntled ex-tenant who was evicted for non-payment of rent. I urge all readers to come to Sundance Ranch and see for yourself how beautiful it is. In fact, please feel free to go see plenty of pictures right now: just go to www.flickr.com and look up the photos of WendyofSundance. It is just a shame that some people have to be so mean.

I moved to Landmark soley because of the location and lower rent as it was close to both my son's school and my place of employment. The first year here was not great but not horrible as most of my issues (noisy neighbors, litter, insects, etc) were something I figured I could just 'deal with' in exchange for the convenience it provided me as a single mother. However, in the past year not only have I had an attempted break in(averted only because I turned the light on and my dog scared the guy away)but I have had people coming up on my patio and using my son's basketball goal and teasing my dogs. The last straw was when I came home to find a bloody shoe in the parking lot and a trail of blood leading down the stairs and into the quad and officers patrolling the neighborhood with spotlights for the next several nights. I contacted the police department and found out that someone had been stabbed and, judging by the blood trail, it apparently happened right outside my window. The officer that responded to my break in call warned me that I should move but I was under a lease. I realize that incidents can happen anywhere, but this isn't a good track record by any stretch of the imagination. When I expressed my concerns to management, not only was the person I dealt with rude, but indifferent as well. DO NOT RENT HERE!

Please you have to go some were dont go here! Sundance Ranch is a trap! The "lake" which is a pond is a joke. Its filled with junk. The barn is not wired right. They use indoor wiring for outdoor use. The police are looking for a reason to shut this place down. The ***** has fist fights with the handyman, which she is involved with.
They "fix" things the cheap and easy way instead of the right and up to code way. I know that some of the apartments have black mold in them and they just paint over it. People stay sick and only get better after moving. The horse are not treated well. I know I have seen very skinny horse out there lately. Please dont bring your kids, pets, or yourself to this hell hole!

Does not have a resident manager.
Management is not concerned about anything other than collecting the rent.
Repairs and upkeep consist of the cheapest method possible to have a "workable" situation, their understanding of workable. It does not mean proper repairs.
The apartments were built in the 1960's or early 70's, have no acoustic insulation, and you share the same air as others in apartments around you: Cooking, smoking, sound, whatever.

Poor management. Poor service. Repairs usually consist of a bare minimum to get something close to "functional", not proper repairs. You share air with others in the same building. Very thin walls. You can hear everything going on in the the next apartment over, above, or below. Management does not enforce their own rules. Two faced. Old windows with caulking falling out. This could be a serviceable place to live with different management, but as it is, head the other way and don't look back.
