Smith Properties of Hammond is not a company you want to rent from. Maintenance does not respond or does not complete jobs. The list of things that needed attention when I moved in:
* Broken Heater in the bathroom
* 3 of 4 stove burners are damaged, 1 of which burned a hole in my frying pan.
* Broken towel rack.
* AC unit leaks(it still does)inside the apartment.
* Broken refrigerator trays.
* Broken light bulb in the refrigerator(which I may add electrocuted me when trying to replace it)
* All wall outlets are upside down and loose.
* Plastic draw string for the toilet was broken. I had to completely replace the tank parts in order to use the toilet.
Now here is a list of on going problems which have not been fixed yet.
* Tub,sink, and toilet have problems draining (nothing from my use of them)
* Did I mention the AC unit? The water has damaged the tile floors.
* A hanging ceiling panel outside the front door to the apartment, rotting from water damage.
* Bars on the bedroom window that are not designed to open from the inside.The bathroom and bedroom are side by side so if a fire were to breakout in the front(living room/kitchen area), I would have no way to get out.
* The paint on the inside will rub off when touched, even gently.
Now here is a list of responses and other issues with the staff:
* Staff will not knock before entering. The Terminex guy had the grave misfortune of entering the apartment when I just got out of the shower.
* Maintenance will take days (sometimes never) to respond. Many times they will show up to see the problem but never return to fix the problem. In the two years I have been here, there was one guy who did his job fast and efficient. I wish him well as apparently he was let go or fired for some reason unknown to me.
* Office works will snap at you for bring almost anything to their attention. Since I have been here, not once have I been treated with respect, not once have they listened to anything I have to say. They do not have the tenant's concern in mind, only their own.
If you wish to lease from Smith Properties, I urge you to reconsider. They will take advantage of you since most of the apartments are for students only, you will be in a tight spot with school to consider. They own the following apartment complexes plus many others that they do not advertise:
University Courtyard (Camelot)
DOAII
St. Regis
St. Tropez
University Crossing
Beaumonte
Providence Club
Pelican Park
St. Croix
Cerise
The list goes on.
If you do decide to rent from Smith Properties, then I urge you to look at everything before you sign a lease. Take pictures though I can't say that has work for me so far. If your unit is not up to code, do not sign that lease. There are other places (few as they are)to live in Hammond. Your options are few but they may be well worth it than renting From Smith Properties

After a month of no air conditioning, and the receptionists who tell you-you aren't as important as another tenant. Forget it. They are slum lords. The carpets are old, the appliances are older than me, and when you move in, all that is wrong with the apartment you will get charged for. Don't go here. PERIOD.

Not nearly enough parking spaces (Because they want you to rent covered ones for extra $)
No lights in the bedrooms
No ceiling fans in bedrooms
Old crumbling counter tops
Appliances from the 80's
Bad plumbing
Shaking floors
Noisy college neighbors
Auto break ins due the eternally broken "security" gate
Guns waving in the parking lot right outside of my apartment
Dog ---- everywhere
Duck ---- up and down the stairs and walkways
Overflowing dumpsters with trash spread all over the parking lot from the cats
Cat scratches on my vehicle
Ancient carpet
Unprofessional Front Office Staff
The only good thing I have to say about this place is the maintenance guys were good people. As far as the front office staff goes, prepare for some serious frustration as soon as you're in the apartment.
Overall the thing that I was most displeased about is the feeling of being ripped off. You will not see the apartment you will be renting. They'll show you a nice furnished apartment, with a ceiling fan in the bedroom, new appliances, and nice carpet and cabinets. Don't expect any of this in the place they actually give you. These apartments aren't going for competitive rates either.
On top of that, when you leave they will say that they can't do a walk through with you, even if you request it ahead of time. Later they'll try and charge you for things that they found after you have released the apartment back to them. This is the way they do business. They WILL try and milk you for even more money after you leave.
They have a nice little scam going for them I guess, don't fall for it like I did.
Go anywhere else.
BTW - I would not be surprised at all if the staff are the only ones entering good reviews of this place.

Want to pay 1000$ when you leave this hell hole? I sure didn't. They charged me to replace the carpet and it was absolutely spotless. A friend of mine warned me about moving into an apartment complex managed by UL Coleman but I didn't listen. Take my advice, stay away from Millicent Crossing. You can hear road noise all night, you can hear every sound your neighbors make, it takes the management at least 3 weeks to respond to any of your maintenance requests, and on top of that, they find a way to swindle you out of your deposit when you leave. I got out of here as soon as I could. Avoid Millicent Crossing and any other UL Coleman properties at all costs!

I have been here for 3 yrs now and love it. Very quite neighbor hood,friendly office people, you can let your kids play outside in not have to worry about them. There are military and police officers families here.They keep up the property its very clean.

Calypso Bay is overpriced. Their office staff and manager are unprofessional. They treat each individual different and enforce rules when convenient for them. They don't realize that tenants are paying for their salaries. Worst experience ever. Dana and Mindy don't know how to treat people. Hope their real management reads comments which are plenty on the internet and replace their staff with customer service oriented individuals.
