The price of rent here is high, but the gym, pool and spa might seem to justify the cost. However, given the treadmills in the gym are worn-down and loud, and the spa is cold all the time, the price is not worth it!

I have lived in a ground floor apt in this complex for about 1 year now.. They are decent apts at a decent price in a convient location..
The bad.. There are things in the apt that have needed to be fixed since I first moved in!! Still do not have heater knobs and one of the wall heaters completly doesnt work.. Another example, kitchen sink backed up on a hoilday weekend in the middle of fixing dinner for family.. When I called to inform management, I was told to just not use the sink till monday!! It a holiday weekend, im in the middle of making dinner and Im not susposte to have a kitchen sink for 4 days?!? The best part is when it was descovered that the upstairs sink back filled mine (glad I was standing in the kitchen at the time), all management did was turn off that water line (kitchen line for 2 apts) for 4 days!!! Im still waiting for my front door to get fixed (will not stay shut unless locked)......

This complex looks good when you visit, reality is that the parking is terrible, charges $1100 for working people and ACCEPTS SECTION 8, drug dealers and did I mention the parking was terrible?

What a horrible experience... I was lured by the lower price, but pretty soon realized why the place is cheaper... Because both the apartments as well as the management are horrible... Nothing ever done on time or even done at all... And they treat you really poorly...

Let me begin by saying don't fall for the cheaper rent... There are too many reasons why it is cheap.
CONS:
1. Maintenance never done properly or on-time. They will always give you some excuse for not doing their JOB!!!
2. Management is VERY VERY RUDE and will make your living very difficult here
3. Paper thin walls -- I can hear my neighbors talking in bedroom or watching TV all the time.... Difficult to sleep at night!!
4. Room gets extremely hot, but you're *NOT* allowed to put an A/C in.
I've lived in various apartments for over 10 years now.. Moved in here 6 months back when I moved to California... And already I can't take it any more... Glad I'm moving out...

I have never lived *anywhere* with thinner walls. I can hear my neighbors' having a quite conversation, plus the entire apartment shakes when people walk up the stairs. Heck, I can hear my neighbors EATING DINNER SILENTLY, even the simple the clink of silverware makes its way into my apartment. In addition, this complex is right next to a bunch of restaurants, and every night until well after midnight you hear the restaurant employees coming out back to take out trash, bang garbage cans, noisily hose down kitchen mats, etc. I never knew washing dishes could be so loud! Plus, all the employees are ALWAYS SHOUTING, playing, chasing one another, etc. And if you don't like the smell of cigarettes, forget about this plays, all the employees smoke and if your window is open, your apartment stinks like smoke. Oh, and even if your window is shut, your apartment will REEK of Indian food from the restaurant behind the complex.

AVOID THIS PLACE AT ALL COSTS

Here are a few points from a former resident who went through the agony of living here:
1. Management is rude and opinionated .The higher level management- ABL properties- don't have an office, never return telephone calls, and don't respond to faxed complaints when contacted regarding the Branham House management.
2. Avoid the maintenance crew- they run around the place like they own it. Some of them are rude and would not hesitate to threaten your kids. Management openly sides with the crew and they will argue and interrupt you if you complain to them about the crew.
3. Beware of the last day inspection- you can be sure that they will charge you hundreds of dollars for things like- carpet cleaning(when i left, i made sure that i cleaned and shampooed the carpet), HEAVY DUTY paint(the walls were clean and spotless) and FULL clean(the house was totally clean). They ate away all of my $950 deposit. If i was not a busy man- i would certainly have sued them for how they treated me and my family.
4. Parking is never adequate-they promise you 2 parking spots. However, you get only 1 because the "open air" parking is always full- the maintenance crew has friends that hijack the parking spaces even though they don't have any stickers. However, if YOU forget to put the stickers on your car and park in your designated space- the management won't even have the courtesy to call or warn you- your car will be towed away within 30 minutes and you will be slapped with a fine of $395. You will have to collect your car from a dump that is 10 miles away from this place.
5. Your children won't be allowed to play outside- the management calls is "horseplay". If they "splash" in the pool- they will call you during your office hours and complain to you about their bad behavior. However, the "maintenance" crew - which consists of 15-16 yr old teenagers openly skates and rides scooters outside. They openly smoke pot outside. They will steal your kids bike and your only resort would be to call the police.
Another thing they promised on all websites- the "community center", guess what - it DOESN'T EXIST- if i had the time, i would sue them for publishing these lies on all websites.
This place is not safe, either- i have witnessed many fights happening between residents and unknown characters from outside.
STAY AWAY FROM THIS PLACE IF YOU VALUE YOUR PEACE OF MIND.
