*****  Mold Mold Mold!!!!!
by Windsor Tenant on June 30th, 2009
on Windsor at Fieldstone
7 months after my family and I moved into our apartment, we were awakened at approximately 1:00 am by the sound of water splashing. We discovered water POURING into our bedroom window, flooding the carpet to the point that water was rising between our toes.

Most recently, we discovered mold. After inspecting the rest of the apartment, we also discovered a leak in the ceiling . We moved our possessions out of the apartment due to the health implications. We sampled the air and discovered that mold spores are AIRBORNE!

Amazingly, management is not concerned about this issue at all and consider their responsibility to us minimal since we moved out. They still consider our lease our full responsibility, despite their negligence in property upkeep.

I am very concerned for future tenants, especially if they have children due to the ADHD and learning disability symptoms that mold can produce in addition to allergies and respiratory complications.

In a separate issue, we and a neighbor had our cars broken into while parked at Windsor. Although management posted warnings for residents regarding other community issues, they decided that this issue was not important enough to warn other residents about.

The cost is $820-$920 rent, plus all utilities! Cost of water/trash $60-$70, electric summer $200+ gas $150 winter. And the rent goes up 14% each year after the first. Not many last past two years! The place is old and worn. Dont be taken by the model! That is the Only apartment that looks like that! I cried when I saw the apartment I was stuck with! They will kick you out even if you had a heart attack and are in the hospital! This happened to my friend! Just Dont Go There!

This was obviously written by a disgruntled ex-tenant who was evicted for non-payment of rent. I urge all readers to come to Sundance Ranch and see for yourself how beautiful it is. In fact, please feel free to go see plenty of pictures right now: just go to www.flickr.com and look up the photos of WendyofSundance. It is just a shame that some people have to be so mean.

*****  Can't wait to move out!
by halstead09 on June 26th, 2009
on Halstead at Guilford
When we first moved, about 1 year ago, everything seemed great. Laundry room on-site, rooftop pool, friendly concierge desk, new hall flooring, garage parking, clean lobby, and grill in courtyard. All great features, but with that you sacrifice quality of life... fire alarms everyday (not easy when you have an infant) that are obnoxiously loud and often they have difficulty turning them off so they sound for 30 minutes, water temperature issues (sometimes too hot, sometimes not hot), hallway noise all hours of the night/early morning, people slamming their front doors, people destroying property (like mailboxes in mailroom, and fire extinguisher case glass), new staff at concierge desk is not friendly, rent increase is ridiculously high after the first year, washer and dryers constantly have issues even though they just replaced them, toilets run for no reason at random times, pool paint is peeling so when you get out of the pool you have paint chips all over your body, grill knob has been missing for ages, .... and I could go on and on. If you are looking to rent here, just know what you are getting into. You may want to look elsewhere.

Brookmont is a DUMP! I was conned into giving the manager over 3 grand (all the money I had!) to to stop a eviction. I fell behind when the cost of the utilities and rent went above the income. I was not starving to line their pockets and was very ill and in the hospital. The manager lied to me when she stated that the money was enough to stop the eviction. She never tried to work with me. There is a higher then normal eviction rate, 10% late charges turned over to lawyer in as little as 10 days! The rent went up 14% or $120 after the first year and another $60-$70 a month for water and trash. Yet there is no meter and no washer and drying in the unit. There are bugs, mice, birds in the walls mold dust and old faulty hearter that leaked CO and AC that didnt cool past 84 and cost well over $200 a month in spring-summer. I was FTA and the court issued a judgment. I didnt receive the court notice till after the fact. I was trying to repay but was locked-out via private officer that was rude and yelling to GET OUT!! I was on bed rest and kicked out in my PJ's with no place to go and little money! I called police and this private officer grabbed the phone and stated police dont have to come out. The police arrived and I was not allowed to talk to them, nor them to me! He was posing as a city sheriff officer! After 3 months I received a bill with over $2500 for rent and utilities that was after the lock out. I lost $800+ deposit for nosense damage costs. The grand total is missing the $3500 I paid! This apartment was billed at $724 but after I gave my deposit and money for background checks credit report the amount jumped to $824. That is Bate and Switch! The water/trash was not in the lease..and the bill went up when they filled the pool that cost $150 the season! The dust was so bad in the apartment that my computer caught fire! The wires were bad and bare and arked! I repaired the apartment holes in the walls that were left. I painted over the rust and old paint on the cabinets. Also a neighbor was allowed to have a Pit Bull that bit me and he was not removed! Now my live is RUINED! I may never recover from this mess! And if you think it was just me?? Wrong there are atleast 5 evictions a month that I noticed, and a high turnover rate of %70-%80. They cant even hire legal workers from their lawn/cleaning service! They need to be sued for a change not the lawyer owner sueing during a bailout! And a murder in a builing at the complex, due to the type of people they are renting to. As long as you pay the thousand in rent then you can do what ever you want! The complex is no more then a housing project! I hope someone sends this letter to a lawyer and or the City Of Phila! Thanks

I had a positive experience renting from Tasoulas Realty. The landlords and maintanence people were very nice but I do not know one person who rented from them who had anything but a bad experience with the *********. She is very disorganized, constantly mixing up phone numbers, unable to answer questions and despite efforts to be friendly beyond her inability to do her job she could not even attempt to be anything but rude.

My husband and I have been here 6 months now and we have been happy with the place. It is kept clean which we like and there is security too. Things are fixed pretty fast so that is good! I would recommend it to my friends. I think they have some sort of special going on now so be sure to ask. I don't know what it is but my neighbor moved in last week and told me. Nice neighbors too!
